Real Estate: You Don’t Have to Give It All
Okay, let’s pretend for a moment that Ananias and Sapphira (see p. 4) were honest about their intentions from the beginning and—following God’s leading—decided to give a portion of their real estate to ministry. Today, they would have had a variety of smart, ethical and tax-wise giving solutions to accomplish this.
While many people give an outright gift of 100 percent interest in their property to charity, others just give a portion. Either way, they receive the same tax benefits: an immediate tax deduction for the value of the gift and the elimination of any capital gains they would have paid on the sale of appreciated property.
What’s more, real estate can be used to set up a life income gift. This is an excellent solution for those who no longer want to manage all the hassles of ownership (such as upkeep of rental units, maintaining farmland, etc.) but still need income from that property to live. Through a life income gift, you’ll receive steady, ongoing payments for life, and then the remainder will go to support your favorite ministry.
